Central Village neighborhood in Apple Valley. As a result of successfully pulling off the Seasons senior living community, the first housing element of the central village neighborhood, the mayor of Apple Valley asked “what are you going to do next in Apple Valley “. Lifestyle Communities responded by saying “what’s your next biggest challenge in the city”. As a result of trust and an open dialogue with the mayor, city staff, and elected officials alike, Lifestyle Communities became the local development partner on what was the majority of the undeveloped property in Apple Valley known as the Central village. Our master planning and development efforts resulted in the city recouping a major investment of installing infrastructure in advance of development. Our creative thinking fostered a win-win-win situation – for the city, the developers, and the community alike. 100% of the investment that the city had made in infrastructure was captured in a new TIF district. The city obtained additional land to expand their existing Kelley Park, and within eight years the Central Village core had over 600 apartment units built with a value in excess of approximately $150,000,000. Subsequently, Lifestyle Communities inspired additions to the community including the Zvago cooperative and future neighborhood retail. All in all, we helped create over $250 million worth of housing property (apartments, senior housing including independent, assisted living and memory care, and a cooperative for active adult living) in the central village of Apple Valley Minnesota… We are extremely proud of the outcome and the vibrancy brought to Apple Valley by our efforts.
